Dividing Housing Units Without Permit May Lead to SAR 200,000 Fine

The Ministry of Municipal, Rural Affairs & Housing has warned that dividing residential units without a valid permit is a serious violation.

Anyone found doing so may face fines of up to SAR 200,000.

Common violations include splitting a home into smaller units, creating internal doors, or altering exits without approval.

These changes affect public safety, reduce the quality of life in neighborhoods, and disrupt the city’s infrastructure and planning.

The ministry stated that all parties involved can be held accountable. This includes property owners, tenants, investors, and even advertisers.

It is also illegal to promote or rent such units through online platforms without a proper license from the municipality.

Inspection teams, supported by the ministry, are actively monitoring violations across all regions.

Reports from the public are also received through the Balady app and the hotline number 940.

The ministry urges everyone to follow regulations and avoid unauthorized modifications to residential properties.
